Five steps, one team.

Site walk
We walk the lot with you before anything is drawn: the slope, the soil, the trees worth keeping, where the sun is at four in the afternoon. You get a written summary and a fixed design fee within a week. -
Concept
Two or three plans and a model on the table in the studio. We choose one together and refine it until the rooms, the light and the budget agree. -
Drawings and permits
A full drawing set, engineering coordinated, submitted to the county by us. We answer the plan checker's comments and keep you told of each step. -
Build
Our own crew and the same local trades we have worked with for years. Weekly site notes with photographs, and a schedule that is updated every Friday. -
Handover
A walk-through with every system explained, the drawings as built, and a year of care: we come back at three, six and twelve months.

Architecture only
A fixed fee for design, drawings and permits, with construction support for the builder you choose.
Design-build
One contract from the site walk to the keys: a fixed design fee, then open-book construction with our own crew.
